Vacation Rental Agreement and Policies
NOTE: WE MAKE ALL ATTEMPTS TO UPDATE THIS ONLINE COPY OF OUR VACATION RENTAL AGREEMENT WHEN CHANGES ARE MADE. HOWEVER, THE TERMS AS SET FORTH IN THE ELECTRONIC AGREEMENT YOU WILL SIGN AND RETURN WILL ALWAYS SUPERSEDE THIS VERSION, IF THE TWO DIFFER IN ANY WAY.
In consideration of the reservation of the Property, I hereby agree with Frangista Beach Realty, Inc. d/b/a Frangista Beach Properties (“Frangista Beach Properties”) as follows:

I have received the rental policies for the Property attached hereto and incorporated herein by reference (the “Rental Policies”). By my signature I attest that I have read this Agreement and the Rental Policies carefully and in their entirety, especially the paragraph regarding cancellations, and I am satisfied that I understand both completely.

I agree to fully abide by and comply with this Agreement and Rental Policies at all times.

I will provide a copy of these policies to each guest on the Property during the Rental Period, and I understand that I am responsible for the actions of each guest on the Property during the Rental Period.

I understand that if I and/or my guests fail to comply with this Agreement or any of the Rental Policies, as determined in the sole discretion of Frangista Beach Properties, we are subject to immediate eviction from the Property without any refund of rental fees and liability for additional charges for damages incurred, as determined in the sole discretion of Frangista Beach Properties.

I understand that neither Frangista Beach Properties nor the owner of the Property assume any liability for loss, damage of property, or injury to the undersigned or any guest of the undersigned while on the Property nor for any inconvenience, damage, claim, loss or injury relating to temporary defects or stoppage of utilities, cable/internet, or plumbing; changes to rental assignments; website or brochure errors; weather conditions or other acts of God; or other reasons beyond their control.

I hereby release, waive, discharge and covenant not to sue the owner of the property, Frangista Beach Properties and each of their officers, agents, employees, successors and assigns for any liability, claim and/or cause of action arising out of or related to any loss, damage or injury, including death, that may be sustained by me or any of my guests or to any of our property while on the property or in use of any item provided by the owner of the property, including golf carts, bicycles or other recreational items.

I and my guests shall, jointly and severally, indemnify, defend and hold harmless Frangista Beach Properties, its employees, subcontractors, and representatives, and the owner of the Property, their heirs, successors and assigns from and against all losses, claims, damages, causes of action, liabilities and expenses (including reasonable attorneys’ fees) arising from or related to my actions or my guests’ actions during the Rental Period, including any negligent acts or omissions, willful misconduct and violations of the Rental Policies.
This Agreement will be deemed to be made and entered into in the State of Florida, and will in all respects be interpreted, enforced and governed under the laws of Florida. I consent to personal jurisdiction of the state court situated within Walton County, Florida for purposes of enforcing this Agreement, and I waive any objection that I might have to venue in those courts.
The failure of Frangista Beach Properties to enforce its rights under this Agreement and the Rental Policies at any time for any period shall not be construed as a waiver of such rights. No changes, modifications or waivers to this Agreement or the Rental Policies will be effective unless in writing and signed by me and Frangista Beach Properties. For purposes hereof, “including” means “including without limitation.”
BY MEANS OF MY SIGNATURE BELOW, I AFFIRM THE FOLLOWING:
I HAVE READ, UNDERSTOOD, AND DO AGREE THAT I WILL ADHERE TO ALL REQUIREMENTS AS SET FORTH IN THE RENTAL POLICIES.
I UNDERSTAND THAT FRANGISTA BEACH PROPERTIES IS NOT RESPONSIBLE FOR ANY ERRORS OR OMISSIONS THAT MAY OCCUR DUE TO EITHER HUMAN OR COMPUTER ERROR, REGARDING QUOTED RENTAL RATES OR OTHERWISE, AND THAT SUCH WILL BE CORRECTED UPON DISCOVERY.
I UNDERSTAND THAT THE INDIVIDUAL WHOSE NAME APPEARS ON THIS RESERVATION AND SIGNS THE RENTAL AGREEMENT MUST BE THE ACTUAL PERSON WHO OCCUPIES THE PROPERTY FOR THE ENTIRE DURATION OF THE STAY, AND IS THE SAME INDIVIDUAL WHO PAID THE INITIAL BOOKING DEPOSIT.
I UNDERSTAND THAT I AM PERSONALLY RESPONSIBLE FOR FULL PAYMENT OF THIS RESERVATION, FOR THE COST OF ANY REPAIRS RELATED TO DAMAGES NOT COVERED BY THE SECURITY DEPOSIT WAIVER, AND FOR ANY OTHER COSTS THAT MAY BE INCURRED DURING MY STAY.
I AM AT LEAST TWENTY-FIVE (25) YEARS OF AGE, AND HAVE READ THE MINIMUM AGE REQUIREMENTS AS SET FORTH IN THE RENTAL POLICIES, AS WELL AS THE STUDENT- AGED POLICIES AT THE END OF THE RENTAL POLICIES DOCUMENT.
I HAVE BEEN ADVISED THAT TRAVEL INSURANCE MAY BE PURCHASED THROUGH FRANGISTA BEACH PROPERTIES, THAT SUCH COVERAGE IS STRONGLY RECOMMENDED, AND I UNDERSTAND THE TERMS OF SUCH A POLICY AS SET FORTH IN THE RENTAL POLICIES.
RENTAL POLICIES
BOOKING GUIDELINES - For ALL reservations, the primary guest will be required to submit a photo of their Driver's License or other form of approved government ID via email. In addition, for reservations made within 30 days of arrival, the guest will be asked to send a photo of the credit card used to book the reservation, masking all information other than the cardholder's name and last four digits of the card number.
All documents must be emailed to [email protected] with the reservation number referenced in the subject line of the email. For guests arriving within 10 days of booking, the guest must send a photo of themselves holding their Driver's License beside their face for positive identification, along with the aforementioned photo of the credit card.
CANCELLATION POLICY - Guests who cancel within the first 72 HOURS will incur a small cancellation fee, and the balance of their Booking Deposit will be refunded. AFTER 72 HOURS NO REFUNDS WILL BE ISSUED FOR ANY PAYMENTS MADE, REGARDLESS OF THE CIRCUMSTANCES (INCLUDING HURRICANES WITH MANDATORY EVACUATION). ALSO, GUESTS MAY NOT CHANGE RESERVATIONS IN ANY WAY INCLUDING CHANGES TO DATES OF STAY OR CHANGES IN PROPERTY ASSIGNMENT. Since guests who cancel after 72 hours are not refunded, we strongly suggest the addition of travel insurance to your booking. Please discuss this with your booking agent. POLICY EXCEPTION: Guests booking within 10 days of arrival may cancel within the first 24 HOURS ONLY to avoid loss of total booking payment.
BOOKING DEPOSITS - For guests arriving within 30 days, the reservation must be paid in full by VISA, MASTERCARD, DISCOVER or AMERICAN EXPRESS. For guests arriving in 30+ days, a Booking Deposit of 30% of the total booking costs will be payable immediately by credit card or debit card, or by eCheck (electronic "check by phone"). Whenever a Booking Deposit is paid by eCheck, we must retain a valid credit or debit card on file in the name of the primary guest.
FINAL PAYMENTS - Final Payments be received at least 30 days in advance of arrival, payable by VISA, MASTERCARD, DISCOVER or AMERICAN EXPRESS, or by check or eCheck. An eCheck (electronic "check by phone") must be processed through a regular personal or business checking account with a bank, *not* a credit union. Further, no savings accounts, money market accounts, or investment accounts may be used. Our eCheck processor charges us a fee for reversed eChecks, so if an eCheck is rejected for any reason, a $50.00 (plus tax) Reversal/Reprocessing Fee will be charged to the guest's credit or debit card on file, and the eCheck will be reprocessed.
We must receive the Final Payment in accordance with these policies or your reservation is subject to immediate cancellation ***WITH NO REFUND OF DEPOSITS PAID TO DATE***. If payment is to be made by check, it must be mailed at least 10 days prior to the due date in order to reach our office on time. If we have not received your check at least 30 days in advance of arrival, and you still wish to issue payment through your checking account, you must authorize an eCheck payment with our staff over the phone.
OTHER FEES -Third-party booking platforms such as Vrbo charge a Service Fee when guests use their website to find and book a rental property online. Please note: These third-party service fees (in essence, commissions) are retained by the OTA (Online Travel Agency), and are not paid to Frangista Beach Properties; therefore, those service fees will not appear on any Frangista Beach Properties rental agreements or reservation confirmations. Total booking costs may include administrative fees.
BOOKING CHANGES - Once booked, guests are not allowed to make any changes whatsoever to the reservation, including dates of stay or property assignment. Any special offers and promotions apply to new bookings only, not to existing reservations, and are available for a limited period of time only. Published rates are subject to change without notice, but any such changes will not affect existing bookings.
TRAVEL INSURANCE – Guests may cancel their reservation within the first 72 hours only (with a small Cancellation Fee). After that we do not issue refunds upon cancellation, regardless of the reason (including, but not limited to, illness, accident, loss of job, hurricanes with mandatory evacuation, etc.). We strongly advise our guests who do not already have a travel insurance policy to add that protection with us.
Frangista Beach Properties has partnered with Red Sky Travel to offer Sun Trip Preserver travel insurance to our guests. Sun Trip Preserver provides trip cancellation and trip interruption coverage, plus emergency medical assistance and travel services. Protect yourself due to events including hurricanes with mandatory evacuation and family emergencies, including sudden illness or death in the family. The Sun Trip Preserver premium is 6.95% of the total booking costs, and may be added at any point up to and including the date that your final payment posts.
Note: Guests have 14 days following purchase to review and cancel the travel insurance policy (or until their trip starts, whichever comes first). After that, travel insurance premiums are non-refundable. COVID-19 DISCLAIMER AND INDEMNIFICATION - Please be advised that, due to the COVID-19 pandemic, Frangista Beach Properties strives to properly and professionally clean, sanitize, and disinfect all rental properties prior to the guest's arrival. However, we cannot and do not guarantee that any property is completely sterile. By signing this agreement and agreeing to stay in a vacation rental property managed by Frangista Beach Properties, the guest understands that they are agreeing to assume ALL risk of injury/harm related to COVID-19. Furthermore, guests agree to assume all risk should anyone in their party contract COVID-19 during the course of the stay, and agree to indemnify, hold harmless, and defend Frangista Beach Properties for any claims of liability by the guest or any members of the guest's party. Additionally, guests agree to read, understand, and ensure that their party fully complies with any current executive orders from Florida Governor DeSantis and/or all state and county regulations, ordinances and laws during their stay, specifically those related to social distancing, proper hand-washing, quarantine or public health.
VACATION RENTAL AGREEMENT- An electronic vacation rental agreement (which is a DocuSign Document) is automatically emailed within a few hours of booking. This document must be electronically signed and returned within 24 hours of receipt to finalize your booking. The name of the person signing the agreement must match the guest's name as appears on the reservation confirmation. The reservation may be cancelled for non-receipt of the electronic agreement. Please note: the person signing the agreement must be staying in the property the entire time.
CHECK-IN – Check-in for all properties is any time after 4 P.M. Central Time. Our staff must have access to all properties via driveways throughout the day, so please make alternate parking arrangements (such as a public beach access) should you arrive prior to check-in time.
CHECK-OUT – Check-out is no later than 9 A.M. Central Time. Housekeeping companies will start arriving at our properties at that time to make preparations for guests arriving that same day.
DEPARTURE CHECKLIST:

Ensure that the home is left in a neat and orderly condition.

Leave used bath towels and washcloths in bathtubs or showers.
-
Load and start dishwasher using dishwasher detergent ONLY, not liquid dish soap.
-
Bag and discard all items in refrigerator and freezer, and any spices, condiments, etc.
-
Follow instructions on laminated posted on fridge for trash disposal at your property.
-
Please do not leave behind beach toys, pool floats, etc.
LONG-TERM BOOKINGS – As mentioned previously, bookings of 28 days or longer, both the Booking Deposit and Final Payment must be made by check or eCheck. A credit card or debit card will be retained on file.
WAIVER OF SECURITY DEPOSIT - We do not charge a security deposit. A Waiver of Security Deposit is included with your booking. This means that you will not be charged for any accidental damage totaling less than $2,000.00 that may occur to the interior (not exterior) of the property during your stay. Please report any damage to our office immediately, as we will need to repair or replace the damaged item(s) during your stay before the next guest arrives. The cost for any damage exceeding $2,000.00 will be charged to the credit or debit card on file. By signing the Vacation Rental Agreement, you waive all rights to dispute charges in connection with non-covered damages.
Damages resulting from the following are NOT covered by the waiver fee, and will result in a charge to the credit card or debit card on file:
1) Gross negligence.
2) Failure to obtain police report for theft of any property contents including furniture, electronics, etc.
3) Any and all damage caused by a pet or service animal.
HOA FINES - Some rental properties are located in communities with strict homeowner association and City of Destin (where applicable) rules and regulations. These policies are emailed to guests prior to arrival, and are also posted prominently in applicable rental properties. Failure to follow any of these HOA or City of Destin guidelines will result in a fine to the homeowner, which is then charged to the guest's credit card or debit card on file. Please acquaint yourself with all HOA and City of Destin rules and regulations.
HURRICANE AND SEVERE WEATHER POLICY – Refunds are not issued due to any tropical storms, hurricanes (with or without mandatory evacuation), or inclement weather. In case of a hurricane with mandatory evacuation, if you purchased travel insurance you may file a claim with that company for possible reimbursement.
MULTI-PARTY OCCUPANCY – In the event that two or more parties reserve or occupy a single property, and one or more of the parties cancel, the primary guest whose name appears on the rental agreement is financially responsible for all booking charges associated with the reservation. In addition, the entire booking party, jointly and separately, must be in compliance with all rental policies, and will be held liable for any and all damages which may be caused during the stay that are not covered by the Security Deposit Waiver.
MAXIMUM NUMBER OF GUESTS – At no time during your stay shall the maximum number of persons on the property exceed the maximum number of persons the advertised property sleeps, not including babies in cribs. Violation of this policy will result in immediate eviction from the property, with NO refund of rent, associated fees or taxes already paid.
PARKING – Parking for you and your guests is allowed in designated areas only. The homeowner associations for some of our properties prohibit or restrict on-site parking for RVs, boats, trailers, etc. Please inquire when booking your property as to the parking capacity and any restrictions associated with the property. Parking on the property is restricted to vehicles of registered guests only. To arrange for temporary parking of additional vehicles, RVs, boats, trailers, etc. please contact Geronimo RV Resort at (850) 424-6801 or (850) 585-1502.
MAILBOXES AND SHIPPING – We do not have access to any mailboxes assigned to our properties, and we are not able to receive shipments at our office. If you wish to have something shipped to arrive during your stay, please contact The UPS Store to see if they can receive your shipment. Locations and phone numbers in our area: Miramar Beach (850) 837-6011; Grand Boulevard at Sandestin (850) 267-6050; and Destin (850) 654-5774. The Miramar Beach Post Office is located at 322 Miramar Beach Dr., Miramar Beach, FL 32550.
PROPERTY ASSIGNMENTS - We reserve the right to change property assignment, possibly even on short notice, if the property you reserved is unavailable due to unexpected maintenance or repair issues, termination from our rental program, or other changes or emergency conditions. Should this occur, every effort will be made to move you to another property or properties that will accommodate the number of persons in your party. No cancellations, refunds or discounts are allowed if we determine, in our sole discretion, that property reassignment is possible. If we make the determination that property reassignment is not possible, we will cancel your reservation and refund all deposits paid to date.
We further reserve the right to cancel your reservation and refund any amounts you have paid to date any time prior to your arrival if we determine, in our reasonable discretion, that we will not be able to ensure a satisfactory stay at one of our properties based on your requests, demands or other interactions with our staff, or if the property has been terminated from our rental program prior to your arrival. Guests are not allowed to relocate to another property simply because they are dissatisfied with their present accommodations.
REFUNDS - As set forth in additional detail throughout these policies, no refunds or compensation of any kind will be provided for any reason including, but not limited to, early departure, inclement weather, maintenance issues, utility failures or outages, nearby construction noise, etc.
ELEVATORS AND FIREPLACES - In general, use of private residential elevators is not allowed. Under special circumstances – and with prior approval from management – elevators in some properties may be available for use. Please inquire when booking your property if the elevator would be available due to your circumstances. Please note: use of the residential elevator is at the user's own risk. Children MAY NOT use elevators, under any circumstances, unless accompanied by an adult. If an elevator should malfunction during a guest's stay, and it is determined that the malfunction was due to misuse or abuse of the equipment, or operator error, any service call fees and necessary repairs will be charged to the guest's credit or debit card on file. Elevators located in common areas of condo complexes are available for use during your stay. In this regard, you must abide by all applicable Federal, State and local laws during your stay, as well as any rules and regulations of the community in which the Property is located. Fireplaces are NOT AVAILABLE for guest use; they are for the use of Owners only. An additional cleaning fee will be charged if a fireplace is used during your stay.
PET POLICY - If you wish to bring your dog(s), you must inquire if the property is pet friendly. For pet-friendly properties, a non-refundable Pet Fee (not deposit) will be collected, which covers two adult, non-agressive breed or mix, each 25 lbs. or less. ALL DOGS MUST BE CRATED WHEN UNSUPERVISED IN THE PROPERTY; NO EXCEPTIONS.
If during a guest's stay a pet is discovered to be in a property that is not pet friendly, a $500.00 Pet Penalty Fee (plus tax) will be charged to the primary guest's credit or debit card on file, and will result in the immediate eviction from the property. If there is evidence after departure that a pet was present in a property that was not pet friendly, the same penalty will be imposed.
The guest must provide the breed, age and weight of the dog(s). We maintain a list of ineligible breeds that are not allowed in any property. In addition, any dog that is trained to be a guard dog, police-trained K-9 dog, or any dog with a history of aggression and/or biting (regardless of breed) is ineligible. Again, all dogs must be crated when left alone in a property so as to allow access by our personnel and service techs. If you are not traveling with a crate, there are local companies you may rent one from. All pet waste must be disposed of daily in plastic bags. Primary guest and/or dog owner will be responsible for any injury or damage caused by the dog; this is not covered by the Pet Fee. All dogs must be properly restrained when in common areas. Dog owners must attest that the dog is healthy, current on all vaccinations -- including rabies -- and does not present a hazard to other people or pets. Dogs are not allowed in the community pool or the pool area, nor in any private pools. Due to Walton County and Okaloosa County ordinances, visitor's pets are NOT allowed on any beaches. Both counties impose fines for violation of those ordinances.
SERVICE ANIMALS - A service animal is allowed to accompany its owner into a property that is not usually pet-friendly. Note: Emotional support, therapy, comfort and/or companion animals are not considered service animals under ADA guidelines. In order to verify that the animal in question is a service animal, the ADA allows places of public accommodations to document answers to two questions: 1) Is the animal required because of a disability? 2) What work or task has the animal been trained to perform? If you plan to have your service animal accompany you, please be prepared to answer these two questions so that we may document the animal for the property owner.
GOOD NEIGHBOR POLICY - Quiet time for all properties is from 10:00 P.M. until 7:00 A.M., in conjunction with county ordinances. Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices must be played in compliance with the allowable decibel level. Outdoors, the decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 P.M. and 7:00 A.M. Music played indoors must not be able to be heard outside of the property with all doors and windows closed. At 10:00 P.M. all guests not registered at the property must leave. If our staff is required to respond – day or night – due to noise or nuisance complaints, a charge of $200.00 (plus tax) per incident will be charged to the credit card on file. If an incident should result in eviction, no refunds will be issued.
INTERFERENCE WITH STAY - Frangista Beach Properties is not liable for any disturbance or interruption that may occur during your stay that is outside our reasonable control, including noises, disturbances, or facility closures, due to construction, events, or other circumstances beyond our reasonable control. Refunds will not be issued in any circumstance.
COMMUNITY POOL POLICY – All community pools are controlled and maintained by that property's home-owners association. You and your guests must abide by all rules for use of the pool and the pool area. Frangista Beach Properties is not responsible for any inconvenience or liability related to or resulting from the use of the community pool.
PRIVATE POOL POLICY - If the Property has a private pool or hot tub, the following policies apply:

You and your guests use the pool at your own risk. Neither Frangista Beach Properties nor the property owner assumes any responsibility in the event of damage or bodily harm to you or your guests. You assume all responsibility for, and charges incurred by, misuse or negligence in use of the pool equipment, the pool itself, pool furniture and/or any pool accessories on the property which may occur during your stay. Florida Statutes require safety alarms on all doors and windows with access to pools or hot tubs, or an actual alarm in the pool. The door or window alarms are activated upon opening, and are loud by design to alert occupants. The alarm can be silenced for 10 seconds by pressing the bypass button. Neither you nor your guests should disable, disarm or otherwise remove or compromise any pool safety feature, including any barrier or exit alarm. Should this occur, you will be charged all related costs for any repairs, reinstallation or replacement. All doors leading to the pool or pool area should be kept locked at all times. You should notify Frangista Beach Properties immediately (24/7) if any pool safety feature is not working properly at any point during your stay.

Pools are typically cleaned on Saturdays and Wednesdays, weather permitting. Sand and suntan lotion can affect not only the water quality but also the pool equipment. Please rinse off before entering the pool.

You and your guests are the only persons permitted in the pool or pool area. All policies applying to the Property include the pool and pool area, as well.
-
The maximum number of people in the pool or pool area should not exceed the maximum sleeping capacity of the Property at any time.
-
Children under the age of ten (10), regardless of swimming ability, should be supervised at all times by an adult when in or near the pool or pool area.
-
No diving is allowed. Always enter the pool feet first.
-
No glass containers are permitted in the pool or pool area. Impaired individuals should not enter the pool or pool area.
-
No riding equipment of any kind, including bicycles, skateboards, skates, roller blades or scooters, is permitted in the pool or pool area.
-
Only single-person flotation devices are permitted in the pool except for devices use to aid individuals with handicap.
-
Rough-housing is not permitted in the pool or pool area. Running, pushing and dunking are prohibited.
-
No pets are permitted in the pool or pool area.
-
Acceptable swimming apparel must be worn in the pool. All children not toilet trained must use swim diapers.

Pool hours are from 7:00 A.M. until 10:00 P.M.

If your rental home has a pool with a pool heater, for an additional fee the pool temperature can be set to 86 degrees. Do not tamper with any pool equipment, including the heating equipment. The pool heaters may be ineffective once outdoor temperatures drop below 50 degrees.
OWNER AREAS – The property may have certain areas that are off-limits to you and your guests, including owners' closets and garages. Do not attempt to access these areas.
SMOKING POLICY – All our properties are designated as non-smoking, and smoking is strictly prohibited. Guests will be financially responsible and liable for all damage and additional cleaning due to smoking in or around the property, including the clean-up of cigarette butts or ashes on patios, balconies, yards or driveways.
SMOKE DETECTORS – All of our properties are equipped with smoke detectors. Smoke detectors for the hearing impaired are available upon request.
BEACH RULES – Please make every effort to help keep our beaches beautiful. Local ordinances do not allow visiting guests to take their pets onto the beach. You are required to remove everything from the beach before sunset. For Gulf Pines properties only, beach fobs must be returned to their original locations. The charge for missing beach fobs is $100.00 each (plus tax).

ENTRY - Frangista Beach Properties staff may enter property in case of emergency or in order to make repairs, alterations or improvements; to supply necessary or homeowner requested services, or to show the property to prospective buyers or contractors. We will make every effort to contact you to arrange a suitable time. Please keep any pets secured to allow our staff entry if you will be away from the property. Staff may also enter the property if there is good reason to believe that you and/or your guests may have violated any policies set forth in this agreement.
PROPERTY FOR SALE POLICY – In the event the property is listed for sale, we may need to show the property during your stay. We will make every effort to schedule the showing so as to give you a 24-hour notice before the showing.
MAINTENANCE ISSUES - Please report any major maintenance issues and we will respond as quickly as possible. No refunds or other compensation will be provided for housekeeping or maintenance issues, including any disruptions or failures related to the supply of electricity, water, pool filtration systems, air conditioning or heating systems, telephone, Internet, television/cable services, appliances, etc., regardless of whether such issues were reported to staff.
AMENITIES - A complimentary starter supply of paper towels, garbage bags, bath tissue, soaps, etc. is provided to get you through the first day or two. Guests are responsible for the purchase of any additional supplies needed.
CLEANING FEES – A standard Cleaning Fee will be added to all bookings, regardless of length of stay. These fees vary depending on the size of the property, and include professional housekeeping, commercial laundering of towels and linens, pressing of linens, and trash pickup and/or disposal. Following departure, if items are found to be missing from the property, Frangista Beach Properties will charge the credit card on file for the cost of such items. If the carpeting and/or upholstery is found to be excessively dirty or stained, the cost for having such professionally cleaned will be charged to the credit card on file. If property is left in an excessively dirty or sandy condition, an additional cleaning fee will be added to the booking and charged to the credit card on file.
LOST AND FOUND - Frangista Beach Properties is not responsible for lost or misplaced items, or items left behind by guests. If you discover that you have left any item in the property, please contact Frangista Beach Properties as soon as possible. If found, the item will be dropped off at The UPS Store in Miramar Beach. They will contact you to verify your address and accept payment for packing and shipping charges, and send the item(s) to you. Unclaimed items are discarded fifteen (15) days following departure.
GOLF CART AND BIKE RENTALS - You may choose to rent a golf cart, bicycle or other recreational item during your stay from one of our rental partners, or a golf cart, bicycle or other recreational item may be provided by an Owner in connection with the rental of the property. However, neither Frangista Beach Properties nor the owner of the property are liable for any injuries or damages to property or person while using a golf cart, bicycle or other recreational item, nor for any violations or fees that may be imposed for improper use (including parking or towing) of the recreational item, whether that item is provided by our rental partners or by the owner.
WEDDINGS & SPECIAL EVENTS - All weddings, receptions and other events require prior written authorization from Frangista Beach Properties. Discovery of a previously undisclosed event will result in immediate termination of the event, eviction of all parties involved, and a fine of $750.00 (plus tax). Weddings, receptions, parties and other special events are not permitted at all properties. Fees for authorized events vary from property to property. In addition, written approval must be obtained from Frangista Beach Properties BEFORE obtaining approval and/or permits from any homeowners' association (where applicable).
WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies and conditions are at the sole discretion of Frangista Beach Properties, and must be approved in writing in advance by Frangista Beach Properties, and presented at check-in time.
AGENCY DISCLOSURE – Frangista Beach Properties serves as the agent/representative for our property owners, and is acting on behalf of and in the best interests of the property owner at all times.

RULES & REGULATIONS FOR ALL BOOKINGS WHERE STUDENT-AGED GUESTS WILL BE STAYING IN THE PROPERTY
Failure to abide by rental policies including, but not limited to, those shown below will result in immediate eviction from the property, with no refund(s) issued. Further, the primary guest whose name appears on the vacation rental agreement will be held liable for additional charges due to any possible property damage not covered by the Security Deposit Waiver. In addition, the Walton County Sheriff’s Department may be summoned for the eviction process.
At no time during your stay shall the maximum number of persons present on the premises (indoors and/or outdoors) exceed the maximum number of persons the property is advertised to accommodate.
We do not rent to any individuals under the age of twenty-five (25) or groups of guests under the age of twenty-five (25). All properties must be occupied by the actual parents of student-aged guests for the entire duration of the stay.
Parents may not be staying in another property. Further, the parents-to- persons-under-25 ratio shall be at least (1) parent (not just an older adult or chaperone) for every three (3) guests under the age of twenty-five (25).
All parents and student-aged guests must submit photo IDs to our office within three (3) days of booking. Failure to do so may result in cancellation. We regularly monitor all properties during Spring Break. Any violations to these policies will result in immediate eviction with no refunds issued.
You must abide by all applicable Federal, State and local laws during your stay, as well as any rules and regulations of the community in which the property is located. No underage consumption of alcohol or use of illicit drugs is permitted on the premises. If activity such as this is suspected, management may enter the property at any time to inspect. Discovery of underage drinking or use of illicit drugs will result in immediate eviction in conjunction with the Walton County Sheriff's Department.
